Third Ramp is an independent, privately owned Project Management and Consulting business located in West End, Brisbane, which provides consultancy services for individual projects across Australia.

Our Clients in the Hospitality, Pharmacy and Health Care, Retail and Workspaces, Resorts and Leisure markets benefit from our extensive experience in providing services of Project Management, Design and Interior Fitout Management across each project.

Our highly skilled team consists of niche experts, experienced in a multitude of sectors to deliver your project. Typical Project Stages

1. Project Concept

An initial meeting on site or at the location of your choosing will be conducted to discuss your desired tenancy outcome. During this meeting we will discuss the overall vision for your tenancy, the site layout and how the space could be maximised to best suit your business. A Fitout Management Proposal will be presented to you at this stage, for the engagement of further services.

2. Feasibility Study

A secondary site due diligence inspection will be undertaken by TR on your behalf to establish site conditions, conduct a site measure, review existing services, identify cost saving solutions & estimate fitout time frames and budgets.

These inspection findings will be provided to you in the form of a due diligence report.

3. Design Concept

A preliminary design will be drafted based on the initial Project Concept meeting and Feasibility Study which will include:
– 2D floor plans
– 3D sketches
– Proposed finishes
– Products for your review.

4. Documentation Review & Approval

During the review stage, we will work with you to refine the Design Concept and finalise the Floor Plan and finishes. Once the 2D plans have been agreed on and approved, we will engage the necessary consultants (Building Certifiers, Structural Hydraulic Engineers etc.) on your behalf ready for the Interior Fitout stage.

5. Tender Management

Once the plan set has been finalised and approved, we will send out the documentation to tender, and receive three quotations per trade to ensure you are receiving the best possible price. All contractors’ quotes will be provided to you along with our detailed cost summary report, giving you a truly accurate and transparent cost of works. During this stage we will also allocate the project timeline and once the Cost Summary Report has been approved, contractors will be engaged.

6. Interior Fitout

Prior to commencing on site, TR will arrange for site access with the Tenancy Coordinator and will implement and uphold Workplace Health and Safety requirements for the duration of the works. All aspects of the Interior Fitout will be managed by TR from commencement on site to completion. This includes the management of all trades and materials, coordination of furniture and fittings, approvals, and final certificates. You will be sent weekly progress reports with photographs showing the weeks activities.

7. Defects and Completion

On handover, TR will inspect and review the Interior Fitout works with trades and manage any defect rectification required. All Installation and Building Certificates will be lodged with the appropriate authorities and you will be provided with a final handover pack.
